Older San Gabriel plumbing under the sink
Census estimates for 2020–2024 put the median year built for San Gabriel homes at 1957. In houses of that age, the drain line out of the wall can be old threaded galvanized or cast iron, so a new trap needs the right adapter rather than a forced slip joint. We match the fitting to what is in the wall.
State plumbing rules require each fixture to drain through its own trap (CPC 1001.2) holding a water seal between 2 and 4 inches deep (CPC 1005.1). That seal blocks sewer gas, so a drain that smells may have a trap that leaks or sits unused long enough to dry out.
Our process
Locate
Bowl filled and released, each joint watched with a flashlight and paper towel.
Disassemble
Trap removed into a bucket; arm, tailpiece and washers inspected.
Rebuild
Matched parts installed square to the wall and the sink outlet, with the right adapter on old pipe.
Prove it
Sink filled and drained twice; joints checked dry.
Where our part stops
Blockages past the wall, broken pipe in the wall or under the house, and sewer backups go to a plumber with a drain machine or camera. We cover the sink to the wall.

Drain and trap questions
Why does an unused sink smell?
Its trap seal can dry out. Run water for a few seconds to refill it.
Is brass better than PVC?
Brass looks right under a pedestal sink. PVC won’t corrode and is the usual choice in a cabinet.
Can you connect to old galvanized pipe?
Yes, with the correct adapter, as long as the pipe threads are sound.
My strainer leaks around the rim. Can that be fixed?
Yes, we pull it and reseat it with fresh putty and gaskets.
Do you clear clogs?
In the trap and tailpiece. Deeper clogs need a drain machine.
Can you fix a laundry sink drain?
Yes, trap, tailpiece and strainer.
How much water does a leak waste?
EPA’s WaterSense puts average household leaks at more than 9,300 gallons a year.
Why did my trap leak after I cleaned it?
A washer probably shifted or the nut was cross-threaded. We realign and replace it.
What about pop-up stoppers?
We adjust or replace them so they open and close properly.
How long does it take?
Usually under an hour per sink.
