Why older San Gabriel toilets act up
San Gabriel’s homes have some age on them. The 2020–2024 American Community Survey counts 5,316 homes built before 1950, about 38% of the city’s 13,818, and a median build year of 1957. In houses that old, the toilet has usually been replaced at least once, but the flange, the floor under it and the shutoff behind it are often original, and those are what make a toilet rock or a valve weep.
Water chemistry plays a part inside the tank. Most of the city is on San Gabriel County Water District water, which its 2025 water quality report lists at an average hardness of 97.4 ppm. Mineral film on a flapper seat stops it sealing flat, and that slow leak is the classic toilet that refills on its own.
It adds up. EPA’s WaterSense program says toilets account for “nearly 30 percent of an average home’s indoor water consumption,” before any leak is counted.
