Fixtures in an older housing stock
San Gabriel’s median home was built in 1957, according to the Census Bureau’s 2020–2024 estimates. Fixtures have been changed many times since, but boxes and the wire behind them often haven’t. We look at both when the old fixture comes down and stop if anything looks unsafe.
The switch to LED is worth it. The U.S. Department of Energy’s Building America Solution Center says “ENERGY STAR certified LED products use at least 75% less energy and last up to 25 times longer than traditional incandescent lighting.” Less heat at the fixture is easier on old wiring, too.
Porch lights take the most weather. When we swap one, we seal the top and sides of the base against the wall and leave a small gap at the bottom so any water that gets in can drain out.
When it’s an electrician’s call
We only swap fixtures where a box and wiring already exist. Adding a light where there isn’t one, moving a box, adding a switch, or wiring that is brittle, scorched or missing a ground goes to an electrician. We can come back to hang the fixture after.
